Mixed Use Development in Limassol

Set within a dense urban fabric, the project is conceived as a dialogue between two distinct yet complementary volumes, one dedicated to residential living, the other to office use. Rather than merging into a singular mass, the scheme establishes a clear duality, allowing each building to articulate its own spatial logic while contributing to a cohesive architectural composition. The residential structure unfolds as a series of cascading terraces that step gradually toward the horizon. This stratified configuration reduces the perceived scale of the volume while maximizing exposure to light, air, and distant views. Each level extends outward to form generous outdoor spaces, introducing vegetation as an integral component of the façade and fostering a continuous relationship between domestic interiors and the surrounding landscape. In contrast, the office tower rises as a more compact and vertical figure, defined by a refined and largely transparent skin. Its prismatic geometry subtly shifts as it ascends, establishing a dynamic presence on the skyline while maintaining a controlled and consistent rhythm. The glazed envelope reveals the life within, allowing workspaces to engage visually with the city, while integrated terraces and planted elements soften the building’s otherwise precise expression. At ground level, the project is unified through a shared plinth that anchors both volumes and establishes a porous interface with the public realm. This base accommodates collective amenities and landscaped open space, forming a transitional zone between the intensity of the city and the more controlled environments above. The architecture lifts and recedes strategically, creating shaded areas and moments of permeability that invite movement and occupation. The interplay between horizontality and verticality, openness and density, defines the project’s identity. Together, the two buildings form a balanced composition, one that negotiates between living and working, private and collective, built form and landscape, while contributing a distinct yet integrated presence to the evolving urban context.
